    Saying it’s a good time to sell does not mean they are willing to sell.Personally I think the market has stalled because of affordability & is not an inventory problem

    A reusable shopping bag with a loaf of french bread, nice bottle of wine ( Moscato) and salt. Along with a hand written note. explaining the significance of each. Bread so that this house will never know hunger, salt so that life will always have flavor and wine for joy and prosperity. Like in its a wonderful life

    Do you really think that real estate agents persuade people to pack their crap, put their home on the market, sit down with a lender and do a loan applicationoscopy, pay a commission, go out and look for a house.

    The pain of not moving has to exceed the pain of moving.

    I don’t feel our job is to “persuade” but to “understand” the client’s needs. That need drives their decision to sell, buy, or do nothing. 🙂

    We give a variety of cool closing gifts, but my rule is that I’m not going to put my name or my logo on it. Nothing tells your client that this gift is really just about marketing yourself than doing something like that. If the gift is impactful and the relationship is strong, they will remember where it came from. This is supposed to be a GIFT to them to express your gratitude.

    Really depends on the clients. If you spend enough time with them you usually know what their likes are. One that I like to do is if they are into charities, find out which one they like the most. Make a donation to the charity in their name and have the charity send you something you can frame for them to hang on the wall. Everyone of my clients I have done this for have it hanging at the house warming party I throw for them and it always comes up in conversation. If you can’t figure them out…Home Depot.
