    Why are real estate agents allowed to pay referral fees and lenders are not? Do they have bigger pockets and more lobbyists?

    What about organizations that have realtor, title company and lender arms/divisions. How can they possibly avoid being in technical violation of RESPA? Realtors are given bonuses to do in-house deals all the time. Builders give a discounted title fee if the buyer uses the in-house or approved lender.

    Ive seen realtor offices ‘require’ a fee before a lender can do any marketing to their agents. Is’nt this a RESPA violation?
