   Before I comment, I’d like to say that I can see this show in California, so by the end of 2019, I expect either Frank or Brian to become female, and hell one of you needs to be less white.

   To opine on the inventory issue…

   The inventory is on trajectory to double, you just don’t see it yet. You’ll see it in NY, Seattle, and also pockets in SF, Boston etc. When the free money (3%) purchase prices, are adjusted down to todays financing level (4.75%) a 1,000,000 property becomes a $750,000 property. What will happen is that buyers will sit and wait, and prices will fall as they need to – while inventory slowly builds.

   If you got a weird piece of property, now is the time to liquidate, before the market will take a much harder and more critical view of it.
